Some parts of the Primary market are moving much faster than the U.S. market

The one fact that changes what you should do: where your home sits in this market matters more than the market overall. Realtor.com put the U.S. median days on market at 64 days for the week ending October 24, 2026. The Real Estate Data Aggregator counted a median of just 32 days in ZIP 75238 and 32 days in ZIP 75080 for the three months ending August 31, 2026. That is half the national pace. Price and timing still matter a great deal in those areas.

How fast each ZIP code moved

  2. 275080 (Richardson)32 days
  3. 375214 (Dallas)34 days
  4. 475205 (Dallas)39 days
  5. 575218 (Dallas)43 days
  6. 675204 (Dallas)51 days

  9. 975230 (Dallas)63 days

ZIP 75238 and ZIP 75080 each came in at 32 days, according to the Real Estate Data Aggregator. That is 32 days fewer than the 64-day U.S. median Realtor.com reported. ZIP 75214 was close behind at 34 days, and it got there 13 days faster than the same period a year before. So what: in these three areas, a seller who misprices even a little can miss the window.

The slower end of the market

Not every ZIP moved quickly. The Real Estate Data Aggregator counted 63 days on market in both ZIP 75243 and ZIP 75230 for the three months ending August 31, 2026. ZIP 75243 was 6 days longer than a year before. ZIP 75230 was 10 days longer. Those two ZIPs are right at the national pace Realtor.com measured. So what: sellers there have a little more time, but buyers have more choices too.

In ZIP 75238, the Real Estate Data Aggregator found that 38.3% of homes went under contract within two weeks of listing. In ZIP 75080, that share was 36%. Compare that with 13.3% in ZIP 75230. So what: in the faster ZIPs, buyers who wait even a week can lose the home.

Prices are not all moving the same way either

The Real Estate Data Aggregator put the median sale price in ZIP 75205 at $2,450,000 for the three months ending August 31, 2026, up 9.6% from a year before. ZIP 75243 sat at $292,850, down 17.7%. That is a wide spread. So what: the right price in one ZIP can be very wrong in another, even a few miles away.

What is happening with supply

Across all nine ZIP codes, the Real Estate Data Aggregator counted 1,280 homes for sale, down 8% from a year before. Fewer listings coming in and fewer sales going out. So what: tighter supply in the faster ZIPs gives sellers a real edge, while the slower ZIPs still carry enough inventory that buyers have room to compare.

Rates are part of the picture too

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com reported that rates rose nearly 40 basis points over the four weeks before October 24, 2026. Higher rates slow some buyers down. That makes pricing accuracy even more important in every ZIP, fast or slow.

In short
  1. The three months ending August 31, 2026 showed a market that is split.
  2. ZIP 75238 and ZIP 75080 moved at 32 days, half the national pace.
  3. ZIP 75243 and ZIP 75230 matched the national median of 64 days.
  4. One street can read very differently from the ZIP code around it.
  5. The numbers above are a starting point, not the whole answer for your home.
