Primary market listings fell even as mortgage rates stayed above 7%

Here is the one fact that changes what you should do: the Real Estate Data Aggregator counted just 1,254 new listings across the Primary market in the three months ending August 31, 2026. That is down 4.8% from a year ago. Less competition on the shelf. That matters whether you are selling or searching.

Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. Rates that high slow buyers down. Yet the Real Estate Data Aggregator still counted 868 homes sold across the Primary market in the same three months. Sales fell 7% from a year ago, but homes kept moving.

The National Association of Realtors reported that national months of supply hit 4.9 months, the highest level in over ten years. Our market tells a different story. The Real Estate Data Aggregator shows inventory here fell 8%. Fewer choices locally, even as the national picture loosens.

How each ZIP code read in the three months ending August 31, 2026

Not every ZIP moved the same way. Some prices rose sharply. Others dipped. Speed varied a lot by area.

Where prices moved up and where they dipped

The Real Estate Data Aggregator shows 75231 had the biggest price jump: up 41.2% to a median of $580,000. That is a large move, and it reflects a small number of sales. On the other side, 75243 saw a median price drop of 17.7%, landing at $292,850. Not every ZIP told the same story.

Speed: some ZIPs moved fast, others took time

The Real Estate Data Aggregator counted a median of 32 days on market in both 75238 and 75080. Those are the fastest in the group. At the other end, 75243 and 75230 each sat at 63 days. A well-priced home in the right ZIP still found a buyer quickly.

What the rate picture means for buyers here

Freddie Mac put the 15-year fixed rate at 6.73% on October 8, 2026. The 30-year sat at 7.40%. Rates at that level make monthly payments real. The Real Estate Data Aggregator shows the Primary market had 898 pending sales in the three months ending August 31, 2026. Buyers are still moving, just more carefully.

Realtor.com reported on October 8, 2026 that nationally, active listings rose 6.7% from a year ago. Here, the Real Estate Data Aggregator shows listings fell 4.8%. Buyers in this market have fewer options than the national picture suggests. Being ready to move matters more when inventory is thin.

The Federal Housing Finance Agency reported U.S. house prices rose 0.3% from the previous month in July, seasonally adjusted. That is a small national gain. Locally, the picture varies by ZIP, as the numbers above show.
