Primary market listings fell as mortgage rates stayed above 7%

The one fact that changes what you should do right now: supply is shrinking. The Real Estate Data Aggregator counted 1,254 new listings across the Primary market in the three months ending August 31, 2026. That is down 4.8% from the same months of 2025. Fewer sellers means a well-priced home has less to compete with.

Freddie Mac put the 30-year fixed rate at 7.40% on October 15, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That has slowed buyers. But it has also kept many sellers on the sidelines, which is why inventory keeps falling.

Nationally, the National Association of Realtors counted 3.99 million existing-home sales in September 2026. Prices were still up 1.3% year over year, also per the National Association of Realtors. The Primary market tells a similar story: prices are mixed by ZIP, but most are holding or rising.

How each ZIP code read in the three months ending August 31, 2026

Not every ZIP moved the same way. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP.

Where homes moved fastest

  1. 17508032 days
  2. 27523832 days
  3. 37521434 days
  4. 47520539 days
  5. 57521843 days

  9. 97524363 days

ZIP 75080 and ZIP 75238 tied for fastest at 32 days, per the Real Estate Data Aggregator. ZIP 75238 also had 38.3% of homes go under contract within two weeks of listing, the highest share in the market. ZIP 75080 was close behind at 36%.

Where supply tightened most

ZIP 75080 saw homes for sale fall 21.3% from a year before, the sharpest drop in the market, per the Real Estate Data Aggregator. ZIP 75204 was next, down 23.1%. ZIP 75218 fell 10%. ZIP 75238 fell 11.5%. Those four ZIPs also had some of the fastest sale times.

ZIP 75205 moved the other way. The Real Estate Data Aggregator counted homes for sale up 23.4% there. Months of supply rose 1.8 months to 4.3 months. Homes sold fell 26.9%. Buyers in that ZIP have more to look at, but sellers face more competition.

What the rate environment means right now

Realtor.com reported for-sale listings growing nearly 7% year over year nationally for the week ending October 10, 2026. Our Primary market went the other way, down 8%. That gap matters. Buyers here have fewer choices than buyers in most of the country.

Realtor.com put the national median listing price at $415,000 for the week ending October 10, 2026. Most ZIPs in this market sit well above that. The Real Estate Data Aggregator showed ZIP 75243 at a median sale price of $292,850, down 17.7% from a year before. That is one ZIP where pricing pressure is real.

Months of supply: a quick read on balance

ZIP 75080 had just 2.9 months of supply, the tightest in the market, per the Real Estate Data Aggregator. ZIP 75218 was close at 3.1 months. ZIP 75230 and ZIP 75243 both sat at 6 months. ZIP 75231 was the loosest at 6.6 months.

Above-list sales: still happening, but not everywhere

Even with rates above 7%, some homes still sold above asking. The Real Estate Data Aggregator counted 18.9% of homes in ZIP 75080 selling above list price. ZIP 75214 was at 18.7% and ZIP 75238 at 17.8%. Not every home sold fast or over asking, but well-priced homes in tight ZIPs still drew competition.

In short
  1. Fewer listings and less inventory are the defining facts of this market right now.
  2. Freddie Mac put the 30-year rate at 7.40% on October 15, 2026, and that has kept many sellers in place.
  3. The Real Estate Data Aggregator showed new listings down 4.8% and homes for sale down 8% across the Primary market in the three months ending August 31, 2026. Tight ZIPs like 75080 and 75238 are moving fast.
  4. Looser ZIPs like 75230 and 75243 are taking longer and showing more price pressure.
  5. One street can read very differently from the ZIP code around it.
