Pending sales are holding up better here than the national picture

The big number to know right now: pending sales are slowing. That is true everywhere. But here it is happening more slowly than in most of the country, and that matters for how you set your price and your timeline.

Realtor.com reported that September pending home sales were down 11.3% year over year across the country. In this market, the Real Estate Data Aggregator counted 898 pending sales across the nine ZIP codes for the three months ending August 31, 2026. That was down 8.3% from the same months of 2025. A smaller drop, but still a drop.

Part of the reason buyers are slower is the cost of borrowing. Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported that rates climbed above 7% for the first time since January 2025, rising nearly 40 basis points over four weeks. That kind of move changes what a buyer can afford, and it slows decisions.

Nationally, the National Association of Realtors reported that existing-home sales in September 2026 reached 3.99 million units, with inventory at 1.60 million homes. Prices were still up 1.3% from a year before. Slower sales, but prices have not fallen off a cliff.

How each ZIP code is moving

The 8.3% market-wide drop in pending sales hides a wide range. Some ZIP codes are holding steady or even growing. Others have slipped much further.

ZIP 75238 (Richardson area) saw pending sales rise 9.5%, according to the Real Estate Data Aggregator. ZIP 75218 was up 4.1%. ZIP 75080 in Richardson was nearly flat, up 0.7%. ZIP 75204 was unchanged. Those four ZIP codes are not seeing the slowdown at all.

On the other end, ZIP 75243 saw pending sales fall 38.2%, the steepest drop in the market. The Real Estate Data Aggregator also counted 63 median days on market there, 6 days longer than a year before. Sellers in that ZIP code are feeling more pressure than most.

ZIP 75230 was down 13.9% in pending sales, and median days on market there reached 63 days, up 10 days from a year before. That is a market that asks for patience and a well-set price.

ZIP 75214 is worth a closer look. Pending sales were down 4.8%, but homes sold above list price jumped 7.4 points to 18.7%, per the Real Estate Data Aggregator. Median days on market fell 13 days to just 34. The right home, priced right, is still moving quickly there.

ZIP 75238 had 38.3% of homes go under contract within two weeks of listing, up 9.9 points from a year ago, according to the Real Estate Data Aggregator. That is the strongest quick-sale rate in the market. Buyers there are not waiting around.

What this means for buyers and sellers

Buyers have a little more time than they did a year ago in most of these ZIP codes. Not everywhere, but in most. That means there is room to be thoughtful, not rushed.

Sellers need to be honest about price. The Real Estate Data Aggregator shows that across the market, 868 homes sold in the three months ending August 31, 2026, down 7% from a year before. Homes for sale fell too, down 8%, to 1,280. Supply is tighter, but so is demand. That balance means price still matters a great deal.

In short
  1. Dallas pending sales fell 8.3% in the three months ending August 31, 2026. That is a real slowdown.
  2. But Realtor.com put the national September drop at 11.3%.
  3. This market is softer than last year, not softer than most.
  4. One street can read very differently from the ZIP code around it, and one ZIP code can read very differently from the market as a whole.
